Eventually, the timber ran out, and the son suggested selling the land, which was the beginning of it all. Now, the son of the founder, his brothers, his children, and a team of local specialists make up the staff at this company.
We’re sure that this is the main part you care about of the review – what can they actually do for you? The short answer is that they can make purchasing rural land in Duchesne County affordable and simple. They don’t want you to have to jump through hoops, over hurdles, and act like you’re a prize pony, they just want to help you get what you need – the land that is perfect for your use.
Due to the fact that they have been in operation for over 30 years, they have an expertise that you are very unlikely to find anywhere else. They know the zoning, they know the land, they know the area, they know the community. Every single property that they sell at least has water and road access, so that’s a huge bonus.
Mountains West Ranches also offer personal tours of the land so that you can see what you’re working with. They don’t expect you to fill your time guessing what the land is like, they want you to experience it before you make a decision. They will review everything with you, and guide you round the land so that you can see for yourself what is on offer.
The company also feels very homey and caring when you choose them. As a family-run business, you really do get that vibe from them, making you feel at home during your conversations. Having someone who cares that you get what you want is important during this process, and as such they really do take the lead here.
You don’t have to! Mountains West Ranches offer owner financing, meaning you pay your downpayment to them, and you work out the payment plan with them as they are your lenders. This means no credit checks, no bank approval to get, just a simple process for you to work your way through.
To be honest with you, there isn’t much that we don’t like about this company. One of the things that we can see as a downside is the fact that it all comes down to the buyer to understand financial and legal terminology when they are signing their finance agreement with Mountains West Ranches. Of course they can have this looked at by a lawyer if they like, but most people will just read and sign because it’s an easy process. As such, we would just issue a word of caution to ensure you are reading the fine print, and every piece of information just to be on the safe side.
As well as this, the only other downside that we can think of is that they are specialized to their local area, meaning that if you want to look broader in Utah, you’re not going to be able to work with this company. If you do want to work with them, then you need to be okay with the limited options that they have available.
When it all comes down to it though, are Mountains West Ranches really as good as they seem? The short answer is yes, and we would definitely recommend them to anyone who was looking to buy rural, affordable property in Utah. Sure, they have their issues, but what company doesn’t? You get the benefit of experts in the local area assisting you in finding the perfect place for your needs, and you don’t have to worry about getting bank approval to purchase, what could be better?
Just remember, being accessible doesn’t always mean it’s right for you, so make sure you’re fully happy with your decision before moving forward.
